In Bangalore, the maximum permissible building height is governed by the abutting road width. Fire NOC from DFES is mandatory for buildings above 15 metres.
| Road Width | Max Height | Floors Allowed | Key Requirement |
|---|---|---|---|
| < 9 m (< ~30 ft) | 7 m | G + 1 | Standard approval |
| 9–12 m (30–40 ft) | 11.5 m | G + 2 | Standard approval |

| 24–30 m (80–100 ft) | 21 m | G + 5 | Standard approval |
| > 30 m (> 100 ft) | No cap (per FAR) | High-rise | Fire NOC + AAI if near airport |
Multiply plot area × FAR to get maximum total floor area across all floors.
Parking provisions are mandatory and must be within the plot boundary. Basement parking is allowed and encouraged for plots above 200 m².

Why PlotCalc
precision · transparency · freePlotCalc is a free toolkit for construction professionals, architects, interior designers, and homeowners. Every calculator uses industry-standard formulas — IS 456, IS 1786, IS 383, NBC standards — with India-specific defaults.
All calculations happen entirely in your browser. No account needed. No paywalls. Both metric and imperial units on every calculator.
The name PlotCalc comes from where every Indian construction project starts — the plot. From that first measurement to the finished structure, we have every calculation covered.
